Why Rewire

Old Wiring Is a Fire Risk — and an Insurance Problem

Homes built before the 1970s across California often still run on knob-and-tube, cloth-insulated or undersized aluminum branch wiring. Brittle insulation, ungrounded outlets and overloaded circuits are among the leading causes of electrical fires — and most insurance carriers now require a full rewire before they will write or renew a policy.

Araz Electric rewires the whole house: every circuit, every outlet and switch, new grounding throughout, AFCI and GFCI protection where code requires it, and a new main panel to match. The result is a system that passes inspection and satisfies your insurer.

  • Complete knob-and-tube and cloth-wire removal
  • Replacement of old, undersized aluminum wiring on 15–20A branch circuits (aluminum remains standard for 30A+ feeders and service conductors)
  • New grounded outlets, switches and lighting circuits
  • AFCI/GFCI protection per current California Electrical Code
  • Hardwired smoke and CO detectors
  • New main panel sized for today's loads
  • Lifetime warranty on all labor

Multi-Family

Apartment Complex & Multi-Unit Rewiring

Property owners and managers hire us for building-wide and per-unit rewires because we plan the whole project up front. Rewiring is sequenced unit by unit; each unit being worked on is without power from rough-in through patching, painting and trim-out, so we schedule units in blocks with you and your tenants. Common areas are handled separately, and every unit is inspected and signed off before we move on. If the building's multi-meter service is replaced as part of the project, plan on a building-wide outage of roughly 8 am–8 pm on changeover day (a second day for panels with four or more meters).

We also replace the building's service equipment when needed — multi-meter panels, house meters and feeders — so the whole property is brought up to code in one project.

  • Building-wide rewires for duplexes, fourplexes and apartment complexes
  • Unit-by-unit scheduling planned with tenants — each unit is without power while it is rewired, patched and trimmed out
  • Common-area, laundry and house-meter circuits
  • Multi-meter main service and feeder upgrades
  • Insurance and lender documentation
  • Single point of contact from permit to final
How It Works

What a Rewire Looks Like

A whole-house rewire is a major construction project, and we are upfront about that. Walls and ceilings are opened to pull new wire and there is dust — your furniture and finishes stay put, protected with thorough masking and drop cloths — and after our rough-in a painter patches and paints before we come back to install receptacles, switches and lights. The home has no electricity during that window, so most families arrange to stay elsewhere, or schedule the rewire during a remodel or before moving in. You get a written scope, a realistic schedule, and one crew from permit to final inspection.

  • On-site walkthrough and written proposal
  • Permit pulled before work starts
  • Furniture and finishes masked and protected in place; expect dust
  • Rough-in: walls and ceilings opened, all new wiring pulled
  • Rough inspection, then patching and painting by your painter
  • Trim-out: receptacles, switches, lights installed, then final inspection
  • Panel replacement and PG&E coordination if needed

Common Questions

Frequently Asked Questions

How do I know if my house needs to be rewired?

Signs include a home built before 1970 that has never been rewired, two-prong (ungrounded) outlets, cloth-covered or knob-and-tube wiring visible in the attic or basement, old small-gauge aluminum branch wiring, frequent tripped breakers or flickering lights, or an insurance carrier requesting a rewire. We can inspect and tell you what you actually have.

Do I have to move out during a rewire?

Plan on it. A whole-house rewire opens walls and ceilings, creates dust (your furniture stays in place under protective masking), and leaves the home without electricity from rough-in through patching, painting and trim-out. Most families stay elsewhere for that period or schedule the rewire during a remodel or before moving in. We give you a realistic timeline up front.

Will you have to open up my walls?

Yes — some. We use the attic, crawlspace and existing pathways wherever we can, but reaching every box in an older home means opening drywall in places. Openings are documented so your painter can patch and paint before we return for trim-out.

Is a permit required to rewire a house?

Yes. Rewiring requires a permit and inspections (rough and final) in every California city and county. Araz Electric handles the permit and schedules the inspections.

Does a rewire include a new panel?

In most older homes, yes — the existing panel is undersized or a recalled brand. We include a properly sized main panel in the scope when it's needed and coordinate with PG&E.

Do you rewire apartment buildings?

Yes. We rewire duplexes, fourplexes and larger apartment complexes, working unit by unit around tenants and handling the building's service equipment as part of the project.
